BUYER REPRESENTATION

In the State of Florida, we are all referred to as Transaction Brokers or presumed as Transaction Brokers. We represent the transaction, whether it is the buyer’s side or the sellers. We have duties to both buyer and seller in accordance with NAR’s Code of Ethics and Standards of Practice. The State of Florida also has agents who are Single Agents, and their fiduciary is to their principal whether it be the buyer or the seller.

Pam and Mike Perez both, hold an ABR certification from the National Association of Realtors. Our goal, as your Real Estate Professionals, is to locate the property you wish to purchase within your requested time frame, price range and most importantly the location of where you want to live or invest. With our in-depth knowledge of Florida Real Estate, we will provide you with the most accurate information about the community in which you are interested. If we are not familiar with the area, we will research the facts, so you are able to make an informed decision.

• Our goal is getting to know you as a buyer, to identify your areas of interest, to understand your budget and to determine your purchasing power.
• A mortgage consultant or financial institute can pre-qualify you at no cost. They will provide you with various mortgage options, requirements and closing costs. Being pre-qualified prior to scheduling appointments is a pre-requisite to preview properties and is important as it will give you a price range of what you are financially able to spend.
• We will research all areas of interest and provide you with the facts of the area and comparable price ranges.
• All appointments will be coordinated in a manner which is convenient with your time and availability. We will accompany you in all showings. 
• Prepare your offer with your terms and conditions.
• We will work with your choice of Real Estate attorney’s or Title company’s or if you don’t have a preference, we can recommend one to you.
• We will coordinate time of inspection and will be present. 
• Most important is keeping track of your contract in progress and keeping you informed of the critical contract compliance dates.
• We will follow through until closing date.
